Commercial Works Manager

£45,000 per annum + benefits | The Maltings, Bath | Hybrid

Full Time | Permanent | 37 hours per week

A leaking roof, a crumbling boundary wall, a path that's become a trip hazard. These are the repairs that shape how safe people feel at home and they're the work our Commercial Works team takes on every day.

As our Commercial Works Manager, you'll look after three in-house teams through their Works Team Leaders. Between them, they take on larger repairs, roofing, paths, walls and fencing across our homes. You'll make sure every job is planned well, specified properly and finished to a high standard.

The role has a strong commercial side. Every job your teams complete is money we don't spend on outside contractors. You'll manage your own budget, find better ways of working and show the savings your teams deliver. Just as important, you'll support and coach your Team Leaders so they grow in confidence and capability.

What you'll be doing

• Managing the day-to-day programming and delivery of larger repairs, roofing, paths, walls and fencing works

• Making sure diagnostics, specifications and design standards are met on every job

• Improving your teams' productivity so more work can be done in-house rather than by subcontractors

• Managing your service budget throughout the year, with value for money at the centre of every decision

• Coaching and developing your Works Team Leaders through regular one-to-ones, team briefs and development reviews

• Investigating complaints and enquiries and making sure any actions are followed through quickly and fully

• Working closely with Asset Management and the wider Property Maintenance team to solve issues affecting service quality

• Carrying out quality assurance checks and helping shape the policies, procedures and risk management for your area

More about you

You care about the people living in the homes we provide and it shows in the standard of work you expect. You're a supportive, fair manager who sets clear expectations and helps people improve. You're as comfortable explaining a difficult decision to a customer as you are talking through a specification with your team or updating a director.

Essential:

• Experience of managing multi-disciplinary teams at middle or senior level in property maintenance, repairs or a comparable technical service

• A relevant technical qualification, or equivalent practical experience, in diagnosing, specifying and designing building works

• Commercial awareness, with experience of managing budgets and weighing up risk

• Experience of leading change and building a culture of continuous improvement

• Good organisation, with the ability to prioritise across a busy workload

• The ability to build strong working relationships with colleagues, partners and customers

• A current, valid driving licence

Desirable:

• Experience in social housing or another regulated environment

• A professional qualification such as CIOB, RICS or equivalent

• Experience of leading repairs or commercial works teams through organisational change
