Property Manager

In this role, you will take full responsibility for managing all property-related activities across Curo’s private rented homes, ensuring each property is well-maintained, fully compliant with all legal and regulatory requirements, and operating at optimal efficiency.
You will lead the coordination of maintenance and repair works, oversee every aspect of the void period to minimise downtime and maximise income, manage and maintain accurate compliance documentation, and proactively safeguard the value, condition, and long-term performance of our property portfolio.
What you'll be doing
Property Oversight & Maintenance
Oversee the condition and performance of the private rental portfolio, ensuring homes remain safe, compliant, and well-maintained.
Specify, schedule, and manage all responsive and planned maintenance works, ensuring quality, value for money, and adherence to health & safety standards.
Conduct inspections, monitor property condition data, and proactively identify investment priorities to prevent issues from escalating.
Void Management
Manage all aspects of the void period, coordinating cleaning, repairs, refurbishment, and compliance checks to enable efficient re-letting and minimise downtime.
Oversee the conversion of social housing to private rent, ensuring homes meet the Homes Standard and investment delivers value for money.
Compliance & Governance
Ensure full compliance with statutory and regulatory requirements, maintaining up-to-date certification (Gas Safety, EICR, EPC, fire and CO safety).
Monitor compliance records, manage risk, and advise on legislative changes impacting the portfolio.
Customer Communication & Contractor Management
Provide clear, professional communication to customers regarding maintenance works and access arrangements, escalating complex issues where appropriate.
Develop and manage contractor relationships, ensuring adherence to service standards, SLAs, and budget controls.
Approve works and invoices, control property-related expenditure, maintain accurate system records, and report on portfolio performance, costs, compliance, and future investment needs.

More about you
Demonstrate strong contract and project management skills through my experience of managing multiple properties and contractors for residential properties.
Possess sound knowledge of property compliance requirements and a proactive approach to keeping up to date with changes to legislation.
Strong communication skills for liaising with customers, contractors and internal departments who deliver works.
Attention to detail and a ‘can-do’ attitude to resolve issues within agreed timeframes.
Ensure all maintenance and refurbishment works deliver real value, optimising cost, quality, and outcomes for the property.
